Domuss invests EUR 4 million in development of Mežaparks

The real estate developer Domuss has begun infrastructure works to run the next phase of the Mežaparka Rezidences project. According to the development plan, the company will turn 21 hectares of land into building plots. The southern part of the Mežaparks neighborhood will offer 5000 to 10 000 m² large building plots with developed infrastructure.   The plots will primarily be offered to real estate developers to build four to six story houses in line with the existing market trends and development concept.  

“By investing about EUR 4 million, we are seeking to transform the area into a sustainable urban environment offering new opportunities for the residents of Mežaparks.  Currently, we are actively working on infrastructure and greenery to lay the necessary groundwork for the future owners. We are certain that we will soon see environment-friendly and eye-pleasing architecture here, bringing value to the future generations,” says Ralfs Jansons, the Domuss CEO.   

The authors of the project are architects Diāna Zalāne and Agne Serdāne from the architectural firm Diānas Zalānes projektu birojs. Their vision for the area is sustainable and modern urban architecture with plenty of greenery and recreation areas. The concept sets high architectural standards, excluding the monotony of one-piece facades.

Diāna Zalāne, the project’s architect, reveals that the new development will complement the historical features of Mežaparks: “While the area is newly developed, it is adjacent to the historical neighborhood of Mežaparks, respecting its cultural legacy and offering new opportunities for construction and functionality.      Our concept offers planning and building solutions that facilitate construction of high-quality residential buildings and creation of a well-organized, modern, green urban environment, ensuring enough space for housing, commercial activity, and most importantly—recreation.”

The development plan includes plenty of greenery of various types and shapes, including a spacious “green band”—a kind of park to go for walks, have a rest, or do sports.   Also, the plan foresees construction of runner-friendly sidewalks leading to various parts of the area. In addition, the area will have a rainwater collection and infiltration system. The sides of the newly made streets will be planted with trees, following a classic street design. At the same time, the smaller streets with cycle lanes and stands will feature free-style tree and shrub compositions.

“As landscape architects, we are interested in the area’s geographical and geological features.  Historically, there were pine forests here.  To retain the traditional aura of Mežaparks, we are replanting pines as well as taking care of the existing trees to make maximum use of the blue and grey shade exhibited by the conifers. These will be supplemented by more exotic species, such as the gingko and Sakura.    The greenery will not simply separate the street from the pavement but rather make people feel like they are in a park or garden while also offering a natural habitat or hideout to some wildlife,” states Edgars Neilands, a certified arborist and a Founder CEO of Labie koki.

The project is being developed in cooperation with the Mežaparks Development Society, meeting the functional and recreational needs of the neighborhood’s residents to ensure a long-term use of the area, compliant with the neighborhood’s current and future development plans, including the Northern Transport Corridor project.
